01. Understanding Your Vision
We begin by discussing your goals, needs, and aspirations for the extension or development. This initial conversation helps us gain a clear understanding of your requirements and what you hope to achieve, forming the foundation for a tailored and thoughtful design.
02. Site Survey & Feasibility Discussion
Next, we carry out a detailed survey of your property to take accurate measurements and assess the existing conditions. During this visit, we’ll also explore your ideas in greater depth, offering advice on what’s possible within the space and discussing the most practical and cost-effective design solutions.
03. Concept Design & Client Feedback
Using the information gathered, we begin drafting the initial design concepts tailored to your brief. We’ll share these drawings with you for review, giving you the opportunity to provide feedback and suggest any changes. Your input at this stage ensures the design is refined to suit your needs and vision before moving forward.
04. Planning Submission (If Required)
Once the design is finalised and approved by you, we prepare and submit the necessary planning application to the local authority, if required. We handle all the documentation and communication on your behalf, keeping you updated throughout the process as we await the planning decision.
If planning permission isn’t needed, we proceed directly to Step 5.
05. Technical Drawings & Building Regulations
With planning approved (or not required), we produce a comprehensive set of detailed technical drawings for Building Control submission. These drawings specify construction methods, materials, and insulation requirements for walls, floors, roofs, and other key elements. Not only do they ensure compliance with building regulations, but they also provide your builder with the clear information needed to carry out the work accurately and efficiently.
06. Final Approval & Ongoing Support
Once Building Control has approved the detailed drawings, our role in the design process is complete. However, we remain available to provide advice or make minor adjustments if any queries arise during construction. We’re always happy to support you and your builder to help ensure the project runs smoothly on site.

Do I need planning permission?

How long does the design and planning process take?
Typically, we aim to complete the design phase within two weeks of surveying your property. The planning process usually takes around 8 to 10 weeks but can vary depending on the complexity of the project and the local council’s current demand/caseload.
Do you work on both residential and commercial projects?
Yes, we work on a wide range of design projects, including both residential and commercial. If your project isn’t listed on our Services page and you’re unsure whether it’s something we can help with, feel free to get in touch — we’ll be happy to advise.
What if I struggle to understand floorplans/2D drawings?
You’re not alone — many people find it difficult to visualise spaces from 2D drawings. That’s why we design all our projects using 3D modelling software. This allows us to provide realistic 3D visuals alongside the standard 2D plans and elevations, helping you clearly understand the design. And the best part? It’s all included in our fee.
What is the difference between planning and building control?
Planning deals with how your project fits into the local area — it focuses on the appearance, size, use of the space, and its impact on neighbours and the environment. You may need planning permission to make changes to your property, depending on the scale and type of development.
Building Control, on the other hand, ensures that your project is structurally safe and complies with current building regulations. This includes things like insulation, fire safety, drainage, and structural stability.
